We know Farsley houses, because we clear them every week
Farsley is stone terraces, back-to-backs and 1930s semis, and most of them share a back street rather than having a driveway. That shapes every clearance we do here.
The cellar steps are steep and narrow. The loft hatch is usually boarded over and has not been opened since the last owner. There is often no room to put a skip outside without losing the only parking space on the street — and if you do, half the neighbourhood fills it overnight.
So we load by hand. We park where we can park, carry from wherever the property sits, and the awkward access does not change the price we quoted you. We are based in the LS28 area ourselves, which is why we can usually be with you in a couple of days rather than a couple of weeks.
- No skip and no permit — nothing sat on the street overnight
- Cellars, lofts and shared ginnels — normal for us, not an extra
- Priced on volume — you pay for what actually goes on the van
- Sorted for recycling — official licensed tips only, every time

Tell us what needs clearing
Call, email or send the callback form. Photos help but are not essential — a description of the property and what is in it is plenty.
Get a firm price
We give you a fixed price based on volume and access, usually the same day. No obligation, and nothing is added to it afterwards.
We clear it
We turn up when we said we would, load by hand, and sweep up behind us. Most full house clearances are done inside a day.
It gets recycled
Everything is sorted back at base. Recyclables are separated out, usable goods are passed on, and only the remainder goes to licensed disposal.
What people say
Reviews from customers across Leeds
Wonderful service from first contact right through to the job being finished. Genuinely lovely lads, completely professional, and the work was excellent. I could not recommend them more highly.
Punctual, polite and very professional throughout. I would not hesitate to recommend NCM to anyone and I will be using them again before long.
Used NCM to shift a load of junk after clearing out the garden and shed. Really quick, great price, and we are booking them again for our house move.

Questions
House clearance in Farsley — your questions answered
The things people ask us most. If yours is not here, call 07923 640 354 and just ask.
How much does a house clearance in Farsley cost?
There is no fixed price because no two houses hold the same amount. We price on the volume of waste that actually goes on the van, plus the labour to get it there — so a two-bedroom terrace with a full cellar can cost more than a three-bedroom semi that has already been half emptied. Tell us the property and what is in it, or send a few photos, and we will give you a firm price before we book anything in. The price we quote is the price you pay: there are no tip charges or labour costs added afterwards.
How quickly can you clear a house in Farsley?
Most Farsley clearances are booked within two to three days, and we can often collect the same day if we have space on the van and you catch us early. Full house clearances are usually completed in a single day. If you are working to a completion date, a probate deadline or a tenancy end, tell us the date when you call and we will confirm straight away whether we can hit it.
Are you a licensed waste carrier?
Yes. NCM Recycling and Waste Solutions Limited is registered with the Environment Agency as an upper tier carrier, broker and dealer under registration CBDU644159, valid until 17 June 2029. You can check that number yourself on the Environment Agency public register. We are fully insured, we only tip at licensed facilities, and we can provide waste transfer documentation for your records — which matters, because as the waste producer you remain legally responsible for where your waste ends up.
What happens to the waste after you take it away?
It is sorted and sent for recycling wherever it can be. Metal, timber, green waste, cardboard and electrical items are separated out and sent to the appropriate facility, and only what genuinely cannot be recycled goes to general disposal. We never fly-tip and we only ever tip at official, licensed sites. Furniture and goods still in usable condition are passed on for reuse rather than crushed.
Do I need to be there while you clear the property?
No. Plenty of our clearances are done with nobody present — we collect the keys, clear the property, lock up and return the keys to you or to the agent. That is normal for landlords, executors and anyone living too far away to attend. If you would rather be there, that is completely fine too, and we will check anything borderline with you as we go.
Can you handle a probate or bereavement clearance?
Yes, and we handle a lot of them. We work at your pace and we set aside anything that looks personal — photographs, letters, documents, jewellery, medals — for the family to go through rather than making that decision ourselves. We can deal directly with executors and solicitors, attend without the family present, and provide written confirmation of the clearance if the estate needs it.
Will you take fridges, freezers, mattresses and electrical items?
Yes. Fridges and freezers contain regulated refrigerant gases and mattresses cannot go to landfill whole, so both have to be handled at specific licensed facilities and carry a disposal cost — we will include that in your quote up front rather than surprising you with it on the day. Televisions, washing machines, cookers and other electrical items are taken under WEEE regulations and sent for proper recycling.
Can you get into narrow back streets and terraced properties?
Yes — most of Farsley, Stanningley and Pudsey is stone terraces with shared back streets, so it is what we do every week. We load by hand, so we can park where we can park and carry from there. Cellar steps, boarded loft hatches, tight staircases and shared ginnels are all normal for us, and none of it changes the price you were quoted.
Do I need a skip or a skip permit instead?
No, and for most Farsley streets a skip is the harder option. A skip on a public road in Leeds needs a permit from the council, takes up parking you probably cannot spare, and sits there overnight for other people to fill with their own rubbish. We load straight onto the van and leave, you only pay for the volume we actually take, and nothing is left outside your house.
Is there anything you cannot take?
A short list. We cannot take asbestos, chemicals, solvents, clinical or medical waste, gas bottles, tyres, or oil drums — these all need a specialist licensed contractor, and we will tell you honestly if that is what you need rather than taking your money. Plasterboard and fridges we can take, but they must be handled separately, so mention them when you call and we will include them in the quote.
Which areas around Farsley do you cover?
We are based in the LS28 area and cover Farsley, Pudsey, Stanningley, Calverley, Rodley and Bramley as our core patch, then out across Leeds, Horsforth, Guiseley, Yeadon, Morley, Armley, Kirkstall and into Bradford. Our coverage page lists every area in full. If you are just outside the list, call anyway — we usually can.
Do you clear commercial premises as well as houses?
Yes. We clear offices, shops, units and commercial yards, and we can work outside your trading hours so the business is not disrupted. As an upper tier registered carrier we provide the waste transfer documentation your business needs to meet its duty of care obligations.
